Fahid Island

Aldar's AED 40 billion wellness island between Yas and Saadiyat — first keys expected 2029.

Buy on Fahid Island if you want first-cycle pricing on Abu Dhabi's newest master-planned island and can hold with no rental income until first handovers in 2029. Do not buy here if you need a completed home or yield before then: as of September 2026 the island holds a sales centre, a beach club and construction sites, and everything on sale is early off-plan.

The fundamentals are unusually clear for so young a destination. Aldar bought the entire 3.4 million sqm island — with more than 11 km of waterfront between Yas and Saadiyat — in January 2023 for AED 2.5 billion, and unveiled the full masterplan on 2 June 2025: more than 6,000 homes, a gross development value above AED 40 billion, and positioning as "Abu Dhabi's first coastal wellness destination". The market's verdict came fast. Launch week in June 2025 generated more than AED 3.5 billion in sales across the first two projects, and two of the three releases to date sold out at launch.

Through Impala Real Estate, three projects are currently active, all by Aldar: Fahid Beach Residences, Fahid Beach Terraces and The Beach House Fahid. Launch pricing started at AED 1.8 million for studios; our current available inventory starts at AED 4.92 million. There is no completed stock anywhere on the island. This guide sets out what is verified, what is only announced, and where the real risks sit.

The masterplan and who is behind it

Aldar Properties bought Al Fahid Island outright on 31 January 2023 for AED 2.5 billion (about USD 680 million), payable over five years. The purchase covered the full 3.4 million sqm island and more than 11 km of waterfront. Because Aldar bought the whole island, it controls the masterplan, the release calendar and pricing — there is no second developer.

The plan has grown since. The 2023 announcement described more than 4,000 homes and a gross development value of AED 26 billion. The masterplan unveiled on 2 June 2025 raised that to more than 6,000 homes and over AED 40 billion in GDV, across 2.7 million sqm of developed area.

The positioning is wellness, and Aldar has attached specific numbers to it: 940,000 sqm of green space (over 30% of the island), 4.6 km of beachfront with around 100,000 sqm of beaches, a 10 km elevated Berm Park, a 10 km running loop, 15 km of walkways, a 3 km mangrove boardwalk, a 2 km promenade, three cycling routes, no home more than 250 m from a park, and 7.5 acres of open space per 1,000 residents. Aldar bills the island as the first Fitwel-certified island globally (3-Star community standard), with LEED for Cities and Communities Platinum pre-certification and an Estidama 3 Pearl community rating; individual buildings target LEED Gold, Estidama 3 Pearl and Fitwel 2-Star. Note these are the developer's own billing and, in LEED's case, a pre-certification — targets to be delivered, not ratings already earned by finished buildings.

Four design practices are engaged across the island: Kengo Kuma (Japan), Koichi Takada (Australia), ACME (London) and NAGA Architects (UAE). Aldar has not published a definitive building-by-building attribution, and portal listings contradict each other on who designed what, so treat per-project architect claims with caution.

Districts and sub-districts

Three neighbourhoods have been released to date, all in the island's beachfront zone, and all launched within a 15-month window in 2025–2026 planning terms: Fahid Beach Residences (June 2025), The Beach House Fahid (June 2025) and Fahid Beach Terraces (August 2025). Each is profiled in detail below.

The important structural point is what has not been released. The three launches cover only a fraction of the 2.7 million sqm developed area and the 6,000-plus planned homes. Aldar markets Fahid Beach Terraces as the island's final release of beachfront homes, which means the remaining districts — the bulk of the island — will sit behind the beachfront line, along the Berm Park spine and the interior. None of those districts has been named or priced publicly. Buyers today are choosing from a beachfront-only menu; the island's eventual mid-market and inland layers are still on the drawing board.

Property market: prices and what they buy

Launch pricing across the three released projects, all AED:

  • Fahid Beach Residences (June 2025): one-beds from 3.5M, two-beds from about 6.3M, three-beds from about 8.9M. Sold out at launch; handover stated as Q2 2029.
  • The Beach House Fahid (June 2025): studios from 1.8M, units up to three-bedroom across 11 buildings. Developer stock remains; handover December 2029.
  • Fahid Beach Terraces (August 2025): 501 units in six buildings; one-beds from 3.6M, two-beds 6.5M, three-beds 9.1M, four-beds 11M. Sold out; handover Q4 2029.

Working from portal-listed unit areas, beachfront launch pricing implies roughly AED 3,500 per sqft — our own estimate, not a developer figure. For context, one aggregator citing Bayut, ADREC and ValuStrat data puts Abu Dhabi's 2026 citywide median at around AED 1,450 per sqft and the average at around AED 1,780. Both figures are indicative rather than a primary index, but they place Fahid's beachfront launches at roughly two to two-and-a-half times the citywide level — Saadiyat-tier pricing for an island that does not physically exist yet as a community.

Early secondary-market listings for Fahid Beach Residences have appeared on portals at an indicative AED 3,286–4,709 per sqft. Treat that range as listing data, not transaction evidence; with no handovers until 2029, every resale today is an off-plan contract assignment.

The demand evidence is stronger than the pricing evidence. Aldar reported more than AED 3.5 billion in sales during launch week alone across Fahid Beach Residences and The Beach House, with 67% of buyers expatriate or overseas-based, the top nationalities being UAE, Russia, UK and China, 42% of buyers under 45, and 67% new to Aldar.

Off-plan on Fahid Island now

Impala's catalogue currently carries three active Fahid Island projects, all by Aldar: Fahid Beach Residences, Fahid Beach Terraces and The Beach House Fahid. There is no completed stock — everything is early off-plan, with handovers from Q2 2029.

Availability is the constraint, not choice. Fahid Beach Residences and Fahid Beach Terraces both sold out at launch, so access to those buildings now runs through resales and assignments rather than developer inventory. The Beach House retains developer stock, and portals still quote it from AED 1.8 million, but published "from" prices are launch reference points rather than live availability: our current bookable inventory starts at AED 4.92 million.

On payment terms, Fahid Beach Terraces launched with a 65/35 plan — 10% down, 55% during construction, 35% at handover — alongside an 80/20 option. Plans vary by project and by release, so confirm the current structure at booking rather than assuming launch terms still apply. If you want a specific layout, floor band or budget ceiling, ask us for the live availability sheet — on a sold-out island, what is actually purchasable changes week to week.

Lifestyle and daily reality

Be clear-eyed about the present tense. The only public amenity operating on the island is Fahid Beach Club by Barbossa, which opened on 8 November 2024 next to Aldar's sales centre. It was announced as a limited six-month pop-up and was still operating as of the latest reports; check before making a trip. Everything else — the parks, promenade, boardwalk, retail — is under construction or on paper.

What you are buying into is the plan: a 10 km Berm Park running the island's spine, a 2 km beachfront promenade, a 3 km mangrove boardwalk, 15 km of walkways and a design rule that no home sits more than 250 m from a park. Until roughly 2029, daily life for owners means visits to a construction site with a very good beach club.

The location partly compensates. Aldar's stated drive times are 5 minutes to Yas Island, 15 to Saadiyat, 15 to Zayed International Airport, 20 to central Abu Dhabi and about 50 to Dubai — so early residents will lean on Yas for retail, schooling and entertainment and Saadiyat for beaches and culture while the island builds out.

The one confirmed on-island institution is education: a King's College School Wimbledon campus of around 50,000 sqm for up to 2,200 students, reported to open in September 2028 — explicitly subject to approvals. If that timeline holds, the school opens before the first residents get keys, which is the right order for family buyers.

Infrastructure: built vs coming

Built and operating, September 2026: Aldar's sales centre and the beach club. That is the honest list.

Coming, per the masterplan and reporting: the Berm Park, promenade, mangrove boardwalk, beaches, cycling network, the school (September 2028, subject to approvals) and the first residential handovers — Fahid Beach Residences in Q2 2029, Fahid Beach Terraces and The Beach House in Q4 2029.

The timeline reported around launch was a first phase of roughly three years, with 2029 the first chance for buyers to receive keys, and full island completion estimated at six to seven years after the initial phase — that is, into the early-to-mid 2030s. Construction was reported to have begun around the second half of 2025, which is consistent with the 2029 handover maths, though we could not re-verify the exact start date from a primary source.

Two practical implications. First, anyone buying today should plan around at least a decade of some construction activity somewhere on the island, even after their own building hands over. Second, the amenities that justify the wellness premium — the park network above all — need to be delivered in the first phase, not the last, for early handovers to live up to the pricing. Aldar's track record on Yas and Saadiyat is the main comfort here; the island itself has no track record yet.

The investment case and who this island suits

The bull case rests on four verifiable facts. First, demand: AED 3.5 billion in launch-week sales and two of three projects sold out. Second, buyer depth: 67% expatriate or overseas buyers, 67% new to Aldar — Fahid is pulling in fresh international capital, not recycling the existing Aldar customer base. Third, scarcity by design: Aldar has already declared the beachfront released in full, so beachfront owners hold a fixed supply on an island whose remaining 6,000-home pipeline sits behind them. Fourth, the visa channel: at AED 2 million-plus, nearly every launched unit above studio level qualifies the buyer for the 10-year Golden Visa, and under rules updated in 2026, off-plan and mortgaged properties qualify on land-department-certified value alone.

This island suits capital-growth buyers with a three-to-five-year horizon who can fund a payment plan from income rather than rent; second-home buyers targeting the 2029–2030 delivery window; and family purchasers positioning around the King's College campus, provided they price in its subject-to-approvals status. It does not suit yield investors — there is nothing to let until 2029 and no rental evidence whatsoever — or end-users who need to move before 2029.

On resale strategy: the early assignment market already exists on portals, but exiting before handover means selling an off-plan contract in competition with any remaining developer stock. The cleaner exit is at or after handover, into what should by then be a functioning beachfront community.

Risks and honest considerations

We would rather you read this list than discover it later.

  • No income until 2029 at the earliest. Handover dates on a first-phase island can slip; treat Q2–Q4 2029 as targets, not guarantees.
  • You are paying the premium before the product exists. At an estimated ~AED 3,500 per sqft against an indicative citywide median of ~AED 1,450, Fahid is priced for the finished vision, not the current sandbank.
  • Single-developer concentration. Aldar controls supply, release timing and pricing. That protects the masterplan's coherence, but future inland releases will compete with your resale, on Aldar's schedule.
  • Certifications are targets, not achievements. The Fitwel, LEED Platinum and Estidama billing is Aldar's own, and the LEED community rating is a pre-certification. Delivery will be measurable only at completion.
  • The school is subject to approvals. The September 2028 King's College opening is reported, not contracted; family buyers should not underwrite it as certain.
  • The beach club may not be permanent. It opened as an announced six-month pop-up in November 2024; its long-term format is not confirmed.
  • Tenure documentation. Aldar sold launch inventory to Russian, UK and Chinese buyers, so international eligibility is demonstrated in practice — but we could not locate a published primary source designating the island a freehold investment zone. Confirm the exact tenure wording in your sale and purchase agreement before signing; we check this project by project.
  • Early resale liquidity is thin. Until handover, every exit is a contract assignment in a market with no completed comparable stock.

Inside Fahid Island

Fahid Beach Residences

The island's first launch, released in June 2025 with one- to three-bedroom apartments priced from AED 3.5 million for a one-bed, about AED 6.3 million for a two-bed and about AED 8.9 million for a three-bed. It sold out at launch and carries the earliest stated handover on the island, Q2 2029. Access today is via resale or assignment only; portal listings have quoted an indicative AED 3,286–4,709 per sqft, which should be read as asking prices rather than transaction evidence.

Fahid Beach Terraces

Announced 12 August 2025 with sales opening on 27 August 2025: 501 units across six buildings, from one- to four-bedroom, launched at AED 3.6 million, 6.5 million, 9.1 million and 11 million respectively. Aldar offered a 65/35 payment plan with 10% down (10/55/35) alongside an 80/20 option, and markets the project as the island's final release of beachfront homes. Sold out; handover stated as Q4 2029.

The Beach House Fahid

The island's entry point: studios to three-bedroom apartments across 11 buildings, launched in June 2025 with studios from AED 1.8 million and handover in December 2029. It is the only released project where developer stock remains, which makes it the practical route onto the island without paying an assignment premium. Note that studio pricing sits below the AED 2 million Golden Visa threshold — buyers targeting the visa should size up. Unit counts circulating on portals for this project are unverified, so we do not repeat them.

Frequently asked questions

Can foreign buyers own property on Fahid Island?+

In practice, yes: Aldar sold launch inventory heavily to international buyers, with Russia, the UK and China among the top four nationalities alongside the UAE. However, we could not verify a published freehold investment-zone designation from a primary government or Aldar source. Confirm the exact tenure wording in the sale and purchase agreement before committing — we obtain this confirmation project by project.

Does buying on Fahid Island qualify for the UAE Golden Visa?+

Yes, at AED 2 million and above. Under rules updated in 2026, off-plan and mortgaged properties qualify on the land-department-certified value alone, with the old requirement to have paid 50% scrapped. Every one-bedroom and larger unit launched on the island crossed the threshold at launch; the AED 1.8 million Beach House studios sit below it.

When will homes on Fahid Island be handed over?+

Fahid Beach Residences is stated for Q2 2029, with Fahid Beach Terraces and The Beach House Fahid in Q4 2029. Full island completion is estimated at six to seven years after the first phase, taking build-out into the early-to-mid 2030s. Treat all dates as targets — this is a first-phase island with no delivery track record yet.

What rental yield can I expect on Fahid Island?+

There is no honest answer yet: the island has no completed homes and will have no rental market until 2029. Any yield figure quoted today is a projection, not evidence, and citywide averages are a poor proxy for a beachfront wellness island that does not yet exist. If income is your primary objective, completed communities on Yas or Saadiyat are the better conversation.

What actually exists on the island today?+

As of September 2026, a sales centre and Fahid Beach Club by Barbossa, which opened on 8 November 2024 — originally announced as a limited six-month pop-up and still operating as of the latest reports. Everything else, including all parks, the promenade and every residential building, is under construction or planned. Buyers today are buying a masterplan, not a neighbourhood.

Are launch prices still available?+

Mostly not. Fahid Beach Residences and Fahid Beach Terraces sold out at launch, so those buildings now trade by resale or assignment. The Beach House retains developer stock and portals still quote it from AED 1.8 million, but live availability moves constantly — our current bookable inventory starts at AED 4.92 million.

Is Fahid Beach Terraces really the last chance to buy beachfront?+

Aldar's own marketing describes it as the final release of beachfront homes on Fahid Island, so on the developer's stated plan, yes. That said, most of the 6,000-plus planned homes are still unreleased, so expect substantial future launches in non-beachfront districts. Beachfront access after Terraces means buying a resale.

What payment plans does Aldar offer on Fahid Island?+

At Fahid Beach Terraces, the launch terms were 65/35 — 10% on booking, 55% during construction and 35% at handover — with an 80/20 alternative also available. Plans differ by project and by release, so confirm the current structure at the point of booking rather than relying on launch terms.
