Buy on Jubail Island if you want a large freehold villa on a genuinely low-density nature island โ and you are comfortable entering at roughly AED 6โ8.5 million in a market with thin resale data. Skip it if you need apartments, evidenced rental yields or an on-island school run today: this is a scarcity and lifestyle purchase, not an income play.
The island sits between Saadiyat and Yas, covering about 4,000 hectares (developer material also shows a 5,000-hectare figure; we treat 4,000 as primary) with more than 30 kilometres of waterfront. Only around 20 per cent of it is developed. More than 1,000 homes had been handed over across the six villages by April 2026, and the stated project value has climbed from AED 5 billion at launch in April 2019 to AED 10 billion in 2022 and AED 15 billion today.
One thing to know up front: Impala's live feed currently carries no Jubail Island inventory. Supply here moves through limited developer releases and private resale mandates, not a standing catalogue โ which is itself part of the investment case. This guide is editorial: every number in it comes from sources we have checked, and where we could not verify a claim, we say so. Register your requirements with us and we will source against them directly.

The masterplan and who is behind it
Jubail Island is master-developed by Jubail Island Investment Company (JIIC), with LEAD Development โ the firm behind the project's launch communications and delivery โ running the programme. It was formally launched on 8 April 2019 as an AED 5 billion development. The original schedule targeted the earliest plot handovers in Q1 2021 and full completion by Q4 2022; hold that date in mind for the risks section below.
Leadership is publicly identifiable, which matters in a market where some developers are opaque: Hamad Al Nuaimi chairs JIIC, Mounir Haidar is managing director, and Engineer Abdualla Al Shamsi is general manager.
The finances have institutional backing. In April 2022, Abu Dhabi Islamic Bank extended an AED 500 million Sharia-compliant facility to fund up to 453 villas and 133 townhouses in Phase 1 โ of which up to 95 per cent had already sold at that point. The stated project value has tripled since launch: AED 5 billion in 2019, AED 10 billion by July 2022, AED 15 billion on the developer's current material.
The planning rules are the product's real substance. Villas are capped at 15 metres in height and the tallest building in the town centre at 10 storeys. The resident target has been raised from 5,000โ6,000 in the 2019 plan to more than 10,000 โ still a fraction of what 4,000 hectares could hold. Roughly 80 per cent of the island remains undeveloped mangrove, water channels and buffer land.
The six villages
The six villages, confirmed against JIIC's own site and April 2026 press coverage, are: Marfaa Al Jubail, Nad Al Dhabi, Seef Al Jubail, Souk Al Jubail, Ain Al Maha and Bada Al Jubail.
A warning worth giving: incorrect village names circulate on third-party listing sites and broker pages โ we have seen "Bedayat Al Nasayem" and "Al Fathiya" presented as Jubail villages, and neither appears in any JIIC material we can find. Older LEAD documents also used variant spellings ("Marafaa Al Jubail", "Bed'a Al Jubail"). If a listing names a village outside the six above, treat the listing as unreliable and verify before paying a deposit.
Each village is profiled in the district guide below. JIIC publishes limited village-by-village specification, so where public detail is thin we say so rather than pad โ plot sizes, elevations and availability are best confirmed per release.
Property market: prices and what they buy
Entry pricing first. A 2026 broker guide (Cresco Real Estate) brackets the whole Jubail market at AED 6.1 million to AED 51 million. The cheapest live listing we observed on Bayut in September 2026 was AED 8.4 million for a four-bedroom villa in Ain Al Maha, with the next-cheapest at AED 11.5 million. Treat "from roughly AED 6โ8.5 million" as the honest entry band โ anything advertised materially below that deserves scepticism.
Within the band: garden villas start around AED 8 million for four bedrooms, matching the live floor. Beachfront villas are marketed from around AED 20 million and signature homes from around AED 30 million โ these are reported entry points that sit plausibly inside the broker bracket, but we could not verify them listing-by-listing. At the top, Bada Al Jubail mansions are developer-priced at AED 35โ65 million.
On price growth, be careful with what you read. The same broker guide reports villa values up around 40 per cent year-on-year to June 2026 โ described as the strongest of any Abu Dhabi villa market โ and attributes the figure to Knight Frank. We could not confirm it in Knight Frank's own published research or any independent source this cycle. Treat it as a directional single-source claim, not a fact to underwrite against.
What is well evidenced is absorption: up to 95 per cent of Phase 1's 453 villas and 133 townhouses had sold by April 2022, years before the island's amenities matured.
Off-plan on Jubail Island now
Impala's daily inventory feed currently carries no live Jubail Island units โ no off-plan allocations and no resale listings. We would rather say that plainly than pad this page with stock we do not hold. It also tells you something true about the island: supply is released in limited tranches, often via expressions of interest, and resale trades frequently happen off-portal through direct mandates.
The current flagship release is Bada Al Jubail, launched in April 2024 as an AED 4 billion community of 446,000 square metres. It comprises 110 mansions of six to eight bedrooms, with built-up areas of 1,100โ3,000 sqm on plots of 2,000โ6,000 sqm, priced at AED 35โ65 million and targeted for completion by end-2027. The community plan includes 8 kilometres of beachfront, 30 yacht berths, a wellness centre, spa and kids' club. We hold no allocation in Bada Al Jubail today; availability and any remaining units should be confirmed directly at enquiry.
If you want to buy on Jubail โ off-plan or resale โ register your brief with us: budget, bedrooms, village preference, and whether waterfront is essential. We monitor releases and approach the market on your behalf, and we will tell you honestly when nothing suitable exists rather than steering you to a second-best island.
Lifestyle and daily reality
The mangroves are the point. Jubail Mangrove Park opened to the public on 30 January 2020 โ described by The National as the first self-contained educational, nature and leisure destination of its kind in Abu Dhabi โ with boardwalk loops of 1 km, 1.6 km and 2 km through the channels. Kayaking runs at sunrise and sunset from around AED 120, plus a night-glow session with underwater LEDs. Entry is indicatively AED 15 for adults and AED 10 for children aged 3โ6 (under-3s free), open roughly 7amโ9pm daily; prices have moved over the years, so check before visiting.
Daily retail is anchored by a 1,000-square-metre standalone Spinneys at Souk Al Jubail's main gate with its own parking, announced in October 2023 and reported open in 2025. Beyond the souk, expect to drive off-island for malls, hospitals and most dining โ Saadiyat and Yas are the neighbouring islands, and the trade-off for Jubail's quiet is that almost everything urban is a car journey away.
Schooling is the honest gap. Gordonstoun โ the Scottish school that educated King Charles III โ announced its first Gulf campus on Jubail in October 2023 through a licensing deal between JIIC and Spaces Investment & Real Estate Development, covering ages 4โ18 with GCSEs and A-Levels and a planned September 2026 opening. April 2026 press coverage still cited Q3 2026, but a live school-review platform now lists the opening year as 2027. As of September 2026 we cannot confirm an operating school on the island; families should plan on Saadiyat, Yas or mainland schools for now and verify timing with the school directly.
Infrastructure: built versus coming
Delivery to date, in sequence:
- June 2021 โ first villa construction began
- Mid-2022 โ around 95 per cent of infrastructure complete (The National, July 2022)
- July 2023 โ water network, main infrastructure and electrical substations operational
- May 2025 โ Modern Gas completed the island's integrated gas network
- April 2026 โ more than 1,000 homes handed over across the six villages
The marina at Marfaa Al Jubail is the headline amenity in progress. JIIC describes a 65-berth marina (The National reported a 66-berth figure when covering the AED 40 million construction contract awarded to Al Dhafra Pipeline and Contracting in July 2022), alongside a two-level members-only yacht club with dining, lounge and gym, and 36 marina villas โ all three-bedroom units per the developer. Handover was expected mid-2024; we have not independently confirmed the marina's current operational status, so berth availability should be checked directly.
Still to come: the balance of Bada Al Jubail through end-2027, the announced school, and continued build-out within the 20 per cent development envelope. Utilities, roads and gas โ the things that make an island liveable rather than aspirational โ are demonstrably in and functioning.
The investment case and who this island suits
The thesis is scarcity, and on Jubail it is structural rather than marketing. Only about 20 per cent of 4,000 hectares is developed, the masterplan caps villas at 15 metres and the tallest building at 10 storeys, and the resident target is just over 10,000 people. There is no mechanism for a tower pipeline to dilute values here the way it can on Reem or Yas โ the product is finite by design.
The ownership framework supports foreign capital. Jubail is one of Abu Dhabi's 17 designated investment zones per The National, giving all nationalities full freehold title. A purchase of AED 2 million or more โ which every current Jubail villa clears โ meets the published Golden Visa investment threshold; note the visa's duration for property investors should be confirmed with ICP, as official wording we reviewed reads as five years while ten is widely reported.
The track record, with appropriate caution: stated project value has gone from AED 5 billion to AED 15 billion in seven years, Phase 1 was up to 95 per cent sold by April 2022, and the resale floor now sits above AED 8 million.
Who it suits: end-users who want space, water and privacy over walkable urbanism; UHNW buyers for whom Bada Al Jubail's AED 35โ65 million mansions compete with Saadiyat's top end; and patient capital comfortable holding a low-liquidity asset for years. Who it does not suit: yield-first investors, apartment buyers, and anyone who needs deep transaction data before committing โ that data does not yet exist here.
Risks and honest considerations
Schedule slippage is the documented pattern, not a hypothetical. The 2019 launch targeted full completion by Q4 2022; the 1,000-home milestone arrived in April 2026. The announced school has already moved from September 2026 to a reported 2027. Assume published dates for anything unbuilt โ Bada Al Jubail's end-2027 included โ carry real slippage risk, and negotiate contractual handover protections accordingly.
The data is thin and partly single-source. The 40 per cent annual growth figure exists only in one broker guide. Transfer-fee mechanics (a reported 2 per cent fee via the DARI platform) could not be verified against official ADREC pages this cycle. Even the developer's own material shows both 4,000 and 5,000 hectares for the island's area. None of this is disqualifying, but it means independent verification at transaction time is not optional.
Liquidity is limited. With just over 1,000 completed homes and much trade happening off-portal, selling quickly at a fair price is harder than in established villa markets. Buy with a multi-year horizon.
Daily convenience is a work in progress. One supermarket, no confirmed operating school, and a marina whose current operational status we could not verify. Families relocating now should test the school run and commute before, not after, committing.
Our position: the scarcity case is genuine and the delivered infrastructure is real, but this is an island where the honest broker earns their fee on verification. We check every claim against source before you sign โ that is the service.
Inside Jubail Island
Ain Al Maha
One of the established residential villages and the island's practical entry point: the cheapest live Jubail listing we observed in September 2026 was an AED 8.4 million four-bedroom villa here (next-cheapest AED 11.5 million). Expect garden-villa product rather than waterfront trophy homes. For buyers who want the island's planning protections at the lowest ticket, this is where to start the search.
Souk Al Jubail
The island's retail and services anchor, home to the 1,000-square-metre standalone Spinneys at the main gate with dedicated parking (announced October 2023, reported open in 2025). The masterplan's tallest permitted building โ capped at 10 storeys โ sits in the town centre. For residents elsewhere on the island, this is the daily-errand destination; for buyers, proximity to the souk trades convenience against the deeper quiet of the outer villages.
Seef Al Jubail
A residential villa village within the confirmed six. JIIC publishes limited village-specific detail for Seef Al Jubail, and we will not invent plot sizes or price bands that are not published. Availability, elevations and waterfront exposure are best confirmed per release โ ask us to check current stock against your brief.
Marfaa Al Jubail
The marina village. JIIC describes a 65-berth marina (press coverage of the AED 40 million construction contract cited 66 berths), a two-level members-only yacht club with dining, lounge and gym, and 36 marina villas โ all three-bedroom units per the developer. Handover of the marina works was expected mid-2024; confirm current operational status and berth availability before buying on the boating case alone. For owners with boats, this is the island's most specific value proposition.
Nad Al Dhabi
A villa village named in every official six-village list, with limited public specification beyond that. As with Seef Al Jubail, treat third-party detail on this village with caution and verify against JIIC directly. Its relative obscurity can work in a buyer's favour: less-marketed villages sometimes surface the better-priced resale mandates.
Bada Al Jubail
The AED 4 billion mansion district, launched April 2024: 110 mansions of six to eight bedrooms with built-up areas of 1,100โ3,000 sqm on plots of 2,000โ6,000 sqm, priced AED 35โ65 million, targeted for completion by end-2027. The 446,000 sqm community plan includes 8 kilometres of beachfront, 30 yacht berths, a wellness centre, spa and kids' club. This is Jubail's answer to Saadiyat's top end โ buyers here should stress-test the end-2027 date in contract terms, given the island's documented schedule history.
Frequently asked questions
Can foreign nationals buy freehold on Jubail Island?+
Yes. Jubail Island appears on The National's list of Abu Dhabi's 17 designated investment zones, where non-GCC nationals can hold full freehold title deeds. Title is registered with the Abu Dhabi authorities in the buyer's name, not on a leasehold or usufruct basis.
Does a Jubail Island purchase qualify for the UAE Golden Visa?+
A property purchase of AED 2 million or more meets the published Golden Visa investment threshold, and typical Jubail villa prices clear it comfortably. One caveat: the visa duration for real-estate investors is widely reported as 10 years, but the official u.ae page as we last read it associates property investment with a 5-year visa. Confirm the current duration and conditions with ICP before making it part of your purchase rationale.
What does a villa on Jubail Island cost in 2026?+
A 2026 broker guide brackets the market at roughly AED 6.1 million to AED 51 million. The cheapest live portal listing we observed in September 2026 was AED 8.4 million for a four-bedroom in Ain Al Maha, so treat AED 6-8.5 million as the realistic entry band. Beachfront homes are marketed from around AED 20 million, and Bada Al Jubail mansions are priced at AED 35-65 million.
What rental yields can I expect?+
There is no reliable published yield series for Jubail Island, and we will not invent one. The island is dominated by owner-occupiers and completed stock only passed 1,000 units in April 2026, so letting comparables are thin. Underwrite a purchase here on capital appreciation and lifestyle value, not on projected rent.
Is the island finished?+
No, and by design it never will be in the conventional sense. More than 1,000 homes had been handed over across the six villages by April 2026, but only about 20 per cent of the 4,000-hectare island is developed, with the rest kept as mangrove and low-density buffer. Bada Al Jubail, the current flagship phase, targets completion by end-2027.
Is there a school on Jubail Island?+
Not an operating one that we can confirm as of September 2026. Gordonstoun's first Gulf campus was announced in October 2023 for a September 2026 opening, and April 2026 press coverage still cited Q3 2026, but a live school-review platform now lists the opening year as 2027. Plan on off-island schooling for now and verify directly with the school.
Can the public visit Jubail Mangrove Park?+
Yes. The park opened on 30 January 2020 with boardwalk loops of 1 km, 1.6 km and 2 km, plus sunrise, sunset and night-glow kayaking from around AED 120. Entry is indicatively AED 15 for adults and AED 10 for children aged 3-6 (under-3s free), open roughly 7am-9pm daily - prices have changed before, so check ahead.
How do I buy through Impala if you have no live Jubail listings?+
Register your budget, bedroom count and preferred villages with us. Jubail supply moves through limited developer releases and private resale mandates rather than a standing catalogue, so we source against specific briefs - checking availability directly with the market rather than pointing you at stale portal stock. There is no cost to registering interest.
What are the transfer fees when buying?+
Broker sources report Abu Dhabi's standard 2 per cent transfer fee applying, with registration handled through the DARI platform, but we could not verify the fee mechanics against an official ADREC or DARI page this cycle. Confirm the exact fee, timing and any penalties as part of transaction due diligence - we do this as standard on every deal we broker.
