Abu Dhabi Area Guide

Ghantoot & Al Jurf

The freehold coastline between two cities, bought before the infrastructure arrives.

Should you buy in Ghantoot and Al Jurf? Yes — if you want freehold coastal property roughly midway between Abu Dhabi and Dubai at early-cycle prices, and you can hold through a five-to-ten-year build-out. No — if you need finished urban amenities, schools on the doorstep or rental income from day one: the delivered stock here is essentially one villa community, and almost everything else is under construction or still on paper.

What makes the corridor credible rather than speculative is who is building it. IMKAN — a wholly-owned subsidiary of Abu Dhabi Capital Group — has handed over Phase 1 of Al Jurf Gardens inside its 3.8 million sqm AlJurf masterplan, which carries 1.6 km of natural seafront and, per Gulf Construction, a 9 km canal front. Ohana Development launched the AED 4.7 billion Jacob & Co. Beachfront Living at Emirates Palace in May 2025. And in April 2026, ORA Developers — founded by Egyptian billionaire Naguib Sawiris — doubled its BAYN land bank to 9.6 million sqm, taking planned investment to AED 30 billion. This is no longer a polo club with empty coastline either side of it.

This guide is written by Impala Real Estate, a licensed Abu Dhabi brokerage, in September 2026. We currently sell three active projects here from two developers, with entry from AED 1.2 million. Every figure below comes from verified reporting or from our live catalogue; where a number could not be independently confirmed, we say so rather than repeat it.

The corridor and who is behind it

Sahel Al Emarat — "the coast of the Emirates" — is the name IMKAN attaches to the shoreline around the Abu Dhabi–Dubai border, and the developer describes its AlJurf masterplan as "the seed for Sahel Al Emarat". The corridor sits inside Abu Dhabi emirate, on the coastal side of the E11 motorway, with the polo club at Ghantoot giving the area its long-standing identity and the Al Jurf coastline its new centre of gravity.

Three developers matter here. IMKAN Properties, a wholly-owned subsidiary of Abu Dhabi Capital Group, controls the 3.8 million sqm AlJurf plan and is the only one with handed-over stock. Ohana Development is delivering the Jacob & Co. branded project on the same coastline. ORA Developers holds the 9.6 million sqm BAYN site — half of it bought in April 2026 from Abu Dhabi-listed Modon Holding, which is how a Modon connection enters the story; IMKAN itself is not part of Modon.

One name is absent: Aldar. As of September 2026 there is no Aldar masterplan in Ghantoot. Its nearest presence is Al Ghadeer at Seih Sdeirah, and its 20-million-sqm-plus public-private partnership with Abu Dhabi's municipalities authority names five locations — Muwaylih, Mussafah, Al Zahiya, Al Faya and Al Mihsinah Island — none of them Ghantoot. Treat any "Aldar Ghantoot masterplan" talk as rumour until formally announced.

AlJurf by IMKAN: the delivered anchor

AlJurf is the reason the corridor can be underwritten at all. The masterplan covers 3.8 million sqm with 1.6 km of natural seafront and a 9 km canal front (Gulf Construction's figures). Phase 1 of Al Jurf Gardens has been handed over: villas are occupied, and the community's beach, private marina and swimmable canals exist rather than merely render. We deliberately do not quote the specific beach and canal lengths that circulate in broker material for Phase 1 — they do not appear in IMKAN's own published figures.

Naseem AlJurf is the phase now under way: 111 villas, 8 low-rise buildings and 60 townhouses per Gulf Construction, with portal listings indicating handover around Q4 2027. Kayan, marketed as the next Al Jurf Gardens release, is on sale — but broker pricing for it is contradictory, with both "from AED 3.0M" and "from AED 4.8M" in circulation on different payment plans. Confirm any Kayan figure against IMKAN's current price list before relying on it; we hold the live one.

The wellness flagship is SHA Residences Emirates, set on its own island within AlJurf: 86 villas, all with beach access, 49 apartments and 2 penthouses, with completion stated by the developer as 2026 — no month given, so ignore portals quoting "December". IMKAN markets it as "the world's first healthy living island"; treat that as a brand claim, not a category fact.

Jacob & Co. Beachfront Living: the branded bet

Jacob & Co. Beachfront Living is the corridor's branded-residence play: an AED 4.7 billion (about US$1.3 billion) development by Ohana Development at Al Jurf, launched at Emirates Palace in May 2025. The launch announcement put the count at 457 residences.

Listings show it as freehold and scheduled for Q2 2028 completion, though some portals show 2029 — a discrepancy buyers should price into their hold period rather than ignore. The project is the clearest signal yet that global luxury brands see this coastline as viable. It is also, like everything else new here, entirely off-plan: you are buying the brand, the beachfront and the delivery covenant, not a finished building.

BAYN by ORA: the corridor's mega-project

BAYN is the project that changes the corridor's scale. First unveiled in 2025 by ORA Developers, it doubled in April 2026 when ORA bought a further 4.8 million sqm from Modon Holding, taking the land bank to 9.6 million sqm and planned total investment to AED 30 billion. The confirmed programme is roughly 9,000 homes for around 32,000 residents along a 1.2 km beachfront. Widely repeated extras — a 204-berth marina, a 108,000 sqm sports club, a man-made lagoon — do not appear in ORA's own release or the underlying reporting, so we leave them out.

Execution has started. ORA awarded the roughly AED 1.9 billion (US$517 million) Phase 1 main-works contract to United Engineering Construction (UNEC), and main construction commenced in mid-2026. ORA also reported AED 2.7 billion of BAYN sales in 2025 alone.

For Al Jurf owners, BAYN is less a competitor than an underwriter of the corridor thesis: 32,000 future residents justify roads, retail and services that a few hundred villas never could. The dependency runs the other way too — if BAYN's later phases slip, the corridor's amenity timeline slips with them.

Property market: prices and what they buy

Start with what is actually delivered. At Al Jurf Gardens, portal asking prices for completed villas run roughly AED 2.1 million to AED 6.6 million depending on size and position — the only resale evidence the corridor has. There is effectively no rental market yet: portal area guides show almost no rental listings, which matters for anyone modelling yield (see the risks section).

Off-plan entry sits lower. Through our current catalogue, the corridor starts at AED 1.2 million, rising through townhouses and villas to branded beachfront product at the top, where Jacob & Co. units trade on brand and beachfront rather than local comparables.

The demand backdrop is specific. UAE-wide transactions dropped 32 per cent between February and March 2026 — a one-month shock after the Iran war began on 28 February 2026, not an established trend. Abu Dhabi proved more resilient than Dubai because its buyer base is different: non-residents were about 11 per cent of Abu Dhabi purchases against roughly 70 per cent in Dubai, per Abu Dhabi Real Estate Centre data reported by AGBI. A market that is roughly 89 per cent local sells off less when foreign sentiment wobbles.

Corridor demand is demonstrably real. Aldar's Al Ghadeer Gardens release — 437 villas and townhouses one stretch down the E11 — sold out for over AED 1 billion in May 2026, and ORA booked AED 2.7 billion at BAYN in 2025.

Off-plan on Ghantoot & Al Jurf now

Impala currently has three active projects from two developers on sale in the corridor, with entry from AED 1.2 million:

  • Kayan Villas 2 (IMKAN) — villa release in the Al Jurf Gardens area, on sale now. Market pricing for Kayan phases is inconsistent across brokers, so ask us for the current IMKAN price list rather than relying on portal figures.
  • Naseem Al Jurf (IMKAN) — 111 villas, 8 low-rise buildings and 60 townhouses; portal listings indicate handover around Q4 2027.
  • Jacob & Co. Beachfront Living (Ohana Development) — branded beachfront residences; listings show Q2 2028 scheduled completion, with some portals showing 2029.

We hold current availability, floor plans and payment terms for all three. Unit-level prices change with each release, so treat AED 1.2 million as the catalogue floor, not a quote on a specific unit.

Lifestyle and daily reality

Daily life here is early-community living, and we will not dress that up. Ghantoot Racing & Polo Club remains the area's one established institution: it is active and hosts the Sultan Bin Zayed polo cup and the Pink Polo event. Much of the club's widely repeated history — founding dates, royal patronage, field counts, grandstand capacity — could not be verified from live sources, so we do not repeat it. What matters to a resident is that the polo calendar runs and gives the area a genuine identity most new corridors lack.

Inside Al Jurf Gardens, the delivered amenities are the community's beach, marina, canals and community facilities. Beyond the gate, provision is thin: portal area guides describe no schools within Ghantoot itself, limited grocery options, and the E400 intercity bus as the main public transport. Families drive for schooling; residents drive for nearly everything else.

If your test is "can I live here today without a car, with children in school nearby", the corridor fails it in 2026. That is precisely why it is priced the way it is.

Infrastructure: built versus coming

What is built: the E11 motorway — the corridor's spine, running straight to both city centres — plus Al Jurf Gardens Phase 1 with its marina and canals, and the polo club.

What is coming, and what is not. Etihad Rail's national passenger service launched on 30 June 2026, running at up to 200 km/h with Abu Dhabi–Dubai journeys under an hour; the Dubai station at Jumeirah Golf Estates is listed to open in September 2026. No Ghantoot station has been announced. The separate Abu Dhabi–Dubai high-speed rail project promises 30-minute journeys at up to 350 km/h through six stations — Reem Island, Saadiyat Island, Yas Island, Zayed International Airport, near Al Maktoum International and Al Jaddaf — and again, none in Ghantoot. As of the most recent detailed reporting, construction on the high-speed line had not started and no launch date had been given.

The planning logic says a BAYN-scale population — 32,000 residents on one site — eventually forces interchange upgrades and feeder connections. That is a reasonable expectation, not a commitment. Underwrite a purchase here on car access only, and treat any future rail link as upside, never base case.

The investment case: who this corridor suits

The buyer thesis is geographic. This is roughly the midpoint of the E11 between Abu Dhabi and Dubai — the one place a household split between the two cities can buy freehold coastline without fully committing to either. That suits three groups: dual-city couples and commuters; Dubai-based buyers who want Abu Dhabi investment-zone freehold and its calmer, roughly 89 per cent local market; and early-cycle investors comfortable holding while AED 30 billion-plus of announced investment either materialises or does not.

Ownership mechanics support the thesis. Foreigners of all nationalities can hold freehold in Abu Dhabi's designated investment zones under Law No. 13 of 2019 (amending Law No. 19 of 2005), and Al Jurf product is sold as investment-zone freehold — Jacob & Co. listings state freehold ownership explicitly. A purchase of AED 2 million or more qualifies in practice for the renewable 10-year UAE Golden Visa, with family sponsorship and exemption from the six-month absence rule, subject to the caveat in the next section.

Who it does not suit: buyers who need rental income immediately, families who need schools within ten minutes, and anyone whose plan requires announced infrastructure to arrive on schedule.

Risks and honest considerations

We would rather lose a sale than skip this section.

The corridor has failed before. Ghantoot Green City — a 60 sq km project launched in 2008 by International Capital Trading, valued by MEED at an estimated US$15 billion — stalled and was never built. Announced scale is not delivered scale, here more than most places.

Most value is off-plan. One phase of one community is handed over. BAYN's main works began only in mid-2026 on a multi-year, multi-phase programme; Jacob & Co. shows Q2 2028 on some listings and 2029 on others. Build your hold-period assumptions on the later dates.

No rail, and none announced. Both the operating Etihad Rail service and the planned high-speed line bypass Ghantoot entirely. If a station is essential to your thesis, this is the wrong purchase.

No rental market. There is no meaningful rental evidence at Al Jurf yet, so any yield figure quoted to you is a projection, not a comparable. We do not publish one.

Pricing noise. Broker figures for Kayan phases contradict each other — AED 3.0M and AED 4.8M starting points on different payment plans. Verify against the developer's current price list.

Golden visa fine print. The 10-year visa at AED 2 million works in practice and is widely reported, but the federal u.ae tables still show five years for real estate investment, and Dubai changed separate investor-visa thresholds in May 2026. The rules are in flux; confirm your specific case with ICP before signing.

Shock sensitivity. The 32 per cent one-month drop in UAE transactions in early 2026 shows how quickly sentiment can move. Abu Dhabi's local buyer base cushions that — it does not eliminate it.

Inside Ghantoot & Al Jurf

Al Jurf Gardens

The corridor's only handed-over community. Phase 1 villas are occupied, with the community beach, private marina and swimmable canals delivered. Portal asking prices for completed villas run roughly AED 2.1M–6.6M — the corridor's only resale evidence. Later Kayan-branded phases are on sale off-plan, though broker pricing for them is inconsistent and should be checked against IMKAN's current price list.

Naseem AlJurf

IMKAN's follow-on phase after the Al Jurf Gardens Phase 1 handover: 111 villas, 8 low-rise buildings and 60 townhouses per Gulf Construction. Portal listings indicate handover around Q4 2027. This is the corridor's mid-cycle product — closer to delivery than BAYN, cheaper than the branded beachfront tier, and sold through our active catalogue.

SHA Island (SHA Residences Emirates)

A wellness-led enclave on its own island within AlJurf: 86 villas, all with beach access, 49 apartments and 2 penthouses. The developer states completion in 2026 with no month given — disregard portals quoting December. IMKAN markets it as "the world's first healthy living island"; that is the developer's positioning, and the draw in practice is the SHA wellness clinic model attached to private homes.

Jacob & Co. Beachfront Living

Ohana Development's AED 4.7 billion branded project on the Al Jurf coastline, launched at Emirates Palace in May 2025 with 457 residences per the launch announcement. Sold as freehold, with listings showing Q2 2028 scheduled completion and some portals showing 2029. The corridor's top price tier, trading on brand and beachfront rather than local comparables.

BAYN by ORA

The mega-project north-east along the coast: 9.6 million sqm after ORA's April 2026 land purchase from Modon Holding, AED 30 billion of planned investment, roughly 9,000 homes for 32,000 residents on a 1.2 km beachfront. Main construction started mid-2026 under an AED 1.9 billion Phase 1 contract with UNEC. ORA reported AED 2.7 billion of sales in 2025. Fully off-plan; the corridor's long-term population anchor.

Ghantoot (polo club district)

The established, older part of the corridor, defined by the active Ghantoot Racing & Polo Club and its Sultan Bin Zayed and Pink Polo cups. It is also where the 60 sq km Ghantoot Green City was announced in 2008 and never built — a useful local memory when weighing today's announcements. Residential product here is limited; the buying action is on the Al Jurf coastline.

Frequently asked questions

Can foreigners buy freehold property in Ghantoot and Al Jurf?+

Yes. Foreigners of all nationalities can own freehold in Abu Dhabi's designated investment zones under Law No. 13 of 2019, which amended Law No. 19 of 2005, and Al Jurf product is sold on that basis — Jacob & Co. Beachfront Living listings state freehold ownership explicitly. Title is registered in the buyer's name, not on a leasehold or usufruct basis.

Does buying here qualify me for the UAE Golden Visa?+

In practice, yes: a property purchase of AED 2 million or more qualifies for the renewable 10-year Golden Visa, with family sponsorship and exemption from the six-month absence rule. One honest caveat — the federal u.ae tables still show five years for real estate investment, and threshold rules have shifted during 2026, so confirm your specific case with ICP before committing.

What rental yield should I expect at Al Jurf?+

We will not quote one, because there is no meaningful rental market at Al Jurf yet — portal data shows almost no rental listings. Any yield figure you see for this corridor is a projection, not evidence. Buy here for end-use or capital growth over a multi-year hold, and treat rental income as a possibility from around 2028 onwards, not a plan.

When do the current projects hand over?+

Al Jurf Gardens Phase 1 is already handed over. Portal listings indicate Naseem Al Jurf around Q4 2027 and Jacob & Co. Beachfront Living in Q2 2028, though some portals show 2029 for the latter — use the later date in your planning. SHA Residences Emirates shows 2026 per the developer, with no month specified, and BAYN is a multi-phase programme whose main construction only began in mid-2026.

Is there a train station at Ghantoot?+

No, and none has been announced. Etihad Rail's passenger service launched on 30 June 2026 with Abu Dhabi–Dubai journeys under an hour, but no Ghantoot stop; the planned high-speed line's six stations — Reem, Saadiyat, Yas, Zayed International Airport, near Al Maktoum International and Al Jaddaf — also exclude Ghantoot. Underwrite any purchase here on car access via the E11 only.

Is Aldar launching a masterplan in Ghantoot?+

Not as of September 2026. Aldar's nearest presence is Al Ghadeer at Seih Sdeirah, where the Al Ghadeer Gardens release of 437 villas and townhouses sold out for over AED 1 billion in May 2026. Its five-location PPP with the municipalities authority does not name Ghantoot. If an Aldar plan is announced later it would strengthen the corridor, but do not buy on that assumption.

What happened to the old Ghantoot mega-project?+

Ghantoot Green City — a 60 sq km scheme launched in 2008 by International Capital Trading, valued by MEED at an estimated US$15 billion — stalled in negotiations and was never built. It is the corridor's cautionary tale: announcements here have failed before. The difference today is delivered stock at Al Jurf Gardens and started construction at BAYN, which is why we treat this cycle as real while still date-stamping every claim.

Should I buy at Al Jurf or wait for BAYN?+

It depends on your risk appetite. Al Jurf has handed-over evidence, resale comparables of roughly AED 2.1M–6.6M and phases delivering from 2027; BAYN is larger and earlier-stage, with main works only started in mid-2026 and everything off-plan. Buying at Al Jurf now means paying for partial certainty; waiting for BAYN means betting on a longer timeline at greater scale. We sell in the Al Jurf pipeline today and can compare both positions against your hold period.
