Abu Dhabi Area Guide

Yas Island

Abu Dhabi's entertainment island: 7.15% apartment yields today, a Disney-sized promise for the 2030s.

Should you buy on Yas Island? For yield-driven apartment investors, yes — it currently offers Abu Dhabi's highest luxury-apartment gross ROI at 7.15% (Bayut, H1 2025), with off-plan entry from AED 750,000 through our catalogue. The equally honest answer: much of the island's forward story — Disneyland Abu Dhabi above all — is announced rather than built, and buying here means underwriting timelines that stretch to 2030 and beyond.

Yas Island is Abu Dhabi's entertainment district and one of its designated investment zones. Miral runs the leisure estate, which recorded over 38 million visits in 2024 (up 10% on 2023) with hotel occupancy averaging 82%; Aldar is the dominant residential developer. Luxury apartments traded at AED 1,736 per sq ft in H1 2025, up 15.0% in six months, and a typical one-bed asks about AED 1.36M — so the market has already priced in some of the good news.

This guide covers each district, what the verified numbers say, and where the risks sit. Impala Real Estate is a licensed Abu Dhabi brokerage: every figure below is sourced, and anything not yet delivered is flagged as announced or reported.

The masterplan and who is behind it

Two companies shape Yas Island. Miral is the destination developer: it builds and operates the leisure estate and reports the island's performance — over 38 million visits in 2024, up 10% on 2023, with hotel occupancy averaging 82% and peaking at 90% in August 2024. Theme park and CLYMB visitation rose 20%. One caveat: Miral counts visits, not unique visitors.

Aldar is the dominant residential developer — West Yas, Yas Acres, the Yas Park schemes, Gardenia Bay, Yas Riva and, most recently, Yas Point: an AED 6 billion, roughly 600,000 sq m northern waterfront district announced on 10 July 2026, with about 1,600 residences, a five-star resort, a school for around 3,600 pupils, the island's first north-shore beach and a 700-metre promenade, delivered in phases. Those figures come from launch coverage of Aldar's announcement.

Third parties are now arriving at scale. Ohana's Manchester City Yas Residences — announced on 17 February 2026 at USD 4.1 billion across 1.67 million sq m on Yas Canal — is Manchester City FC's first branded residential project globally: more than 2,000 villas, twin villas, maisonettes, penthouses and apartments with an integrated Manchester City academy, targeting completion in 2029. And on 7 May 2025, Disney and Miral announced Disneyland Abu Dhabi, covered in its own section below.

Phase 2 of Manchester City Yas Residences is open for expressions of interest (October 2026): 2 and 3-bedroom townhouses, 3-bedroom duplexes and 4 and 5-bedroom villas from AED 3.59M, on 35/65, 30/70 or 25/75 payment options, with handover scheduled for Q2 2030 — see Manchester City Yas Residences by Ohana – Phase 2; Phase 1 carries the apartments.

Government commitment runs alongside. Balghaiylam, an AED 8 billion partnership with the Abu Dhabi Housing Authority announced in July 2023, adds 1,743 homes for UAE citizens on the island's northeast. It is not open to expatriate buyers, but it anchors long-term infrastructure spend on that side of the island.

Districts at a glance

Yas Bay holds the southern waterfront and the island's densest apartment stock. West Yas holds the west-shore family villas. Yas Acres and the Yas Golf Collection occupy golf-and-canal territory to the north. Yas Park Views and Yas Park Gate are the more accessible mid-island entry points, while Gardenia Bay and Yas Riva form the current waterfront off-plan generation.

The largely undeveloped north — Yas North and the newly announced Yas Point district — is where the next decade happens: the Disney site, the island's first north-shore beach and Aldar's newest masterplan all cluster there. Each sub-district is profiled in detail further down this page.

Property market: prices and what they buy

The most recent island-wide benchmark is Bayut's H1 2025 Abu Dhabi sales report. It is portal data, so treat it as directional for the luxury segment rather than a registry audit.

  • Luxury apartments: AED 1,736 per sq ft, up 15.0% versus H2 2024, with a gross ROI of 7.15% — the highest luxury-apartment ROI in Abu Dhabi.
  • Luxury villas: AED 1,514 per sq ft, up 5.99%, with gross ROI around 5.46%.

Typical asking prices: about AED 1.36M for a one-bed, AED 2.05M for a two-bed and AED 2.31M for a three-bed apartment; villas at roughly AED 5.14M for four bedrooms, AED 6.93M for five and AED 12.29M for six.

Bayut explicitly credits part of the demand surge to the Disneyland Abu Dhabi announcement — which cuts both ways. The catalyst is real, but a 15% half-year move means some of it is already in the price. At the entry level, off-plan launches start below these benchmarks: Impala's current catalogue opens at AED 750,000.

Off-plan projects on Yas Island now

Impala's Yas Island catalogue currently carries 17 active projects from nine developers, priced from AED 750,000, alongside 14 earlier projects we track as completed or sold out. The active list includes Sama Yas, Manchester City Yas Residences by Ohana, Stellar by Elie Saab, The Canopies at Yas Point, Baia, the Sobha City trio (River Cove, The Terraces and The Orchard), Gardenia Bay, Yas Riva and Mayyas at The Bay.

What we can verify on the headline launches:

  • The Canopies at Yas Point: 592 apartments across six mid-rise buildings; sales opened 29 July 2026. Aldar has not published the payment plan and handover date in a form we could verify — ask us for current terms rather than relying on portal listings.
  • Manchester City Yas Residences by Ohana: more than 2,000 units on Yas Canal, with completion announced for 2029.
  • Yas Riva: Aldar's canal-front villa community, launched 4 September 2024. Launch coverage reported a sell-out within 24 hours, and delivery dates differ between project sources and portals — treat the handover quarter as unsettled.

For everything else on the list, unit mixes, payment plans and prices change release by release. We quote live availability rather than reprinting launch-day figures.

Lifestyle and daily reality

The leisure estate is built, not promised. Ferrari World opened in November 2010 as the world's first Ferrari-branded theme park; Formula Rossa, its headline coaster, reaches 240 km/h and held the world speed record until Saudi Arabia's Falcon's Flight overtook it. Yas Waterworld's expansion opened on 1 July 2025, a further set of eleven slides and attractions followed in March 2026, and in June 2026 the park took the Guinness World Records title for the most waterslides in a waterpark.

Warner Bros. World is adding a Wizarding World of Harry Potter land — announced in November 2022, with Hogwarts Castle, Diagon Alley, the Forbidden Forest and three rides confirmed, growing the park's footprint by roughly 26%. No opening date or budget has been disclosed. SeaWorld Yas Island opened in May 2023, the first SeaWorld outside the United States and the first built without orcas. Etihad Arena (January 2021, 18,000 capacity) is billed by its operator as the UAE's largest indoor entertainment venue. Yas Marina Circuit — a Hermann Tilke design with a reputed USD 1 billion build cost, believed the most expensive F1 circuit ever built — hosts the season-closing Grand Prix each December on its 5.281 km layout, shortened in the 2021 reconfiguration.

Daily reality: this is a working entertainment district that absorbed over 38 million visits in 2024. Residents get the restaurants, the arena calendar and Yas Mall; they also get event-weekend traffic and Grand Prix congestion each December. Districts differ sharply — Yas Bay lives with the footfall, West Yas and Yas Acres largely do not. Match the district to your tolerance.

Infrastructure: built versus coming

Built: the island sits beside Zayed International Airport and connects to the mainland by motorway, and every leisure anchor above is open and trading.

Coming, with dates. UAE national rail passenger services began on 30 June 2026, but the inaugural route runs from Abu Dhabi's Mohamed bin Zayed City station to Fujairah — not from Yas. Separately, Etihad Rail announced in 2025 a 150 km high-speed Abu Dhabi–Dubai line: up to 350 km/h, a journey of about 30 minutes, expected operational by 2030. A Yas Island station has appeared in project materials but has not been confirmed — do not pay a premium for it yet.

Announced and phased: Yas Point's north-shore beach and 700-metre promenade (phased delivery), the Harry Potter land (no date), and Disneyland Abu Dhabi (next section). The pattern to internalise: the island's existing infrastructure is complete and operating, while almost everything in the growth story is a construction programme carrying delivery risk.

Disneyland Abu Dhabi: what is confirmed and what it means

Confirmed: on 7 May 2025, Disney and Miral announced Disneyland Abu Dhabi — Disney's seventh theme park resort worldwide and its first in the Middle East, a waterfront resort on Yas Island. Miral will fully develop, build and operate it; Disney's Imagineers lead creative design with Disney operational oversight. Disney's investor commentary has characterised the arrangement as a licensing model, with Miral carrying the capital cost.

Status as of early 2026: design and pre-construction, not vertical build. Bob Iger walked the site — the largely undeveloped northern section near Yas North — on 25 January 2026. Disney's parks chairman has indicated roughly a year or two of design followed by four to six years of construction, which implies an opening somewhere around 2030–2033. There is no official opening date.

What it means for property: Bayut's H1 2025 report explicitly credits the announcement for part of the island's demand surge, and the 15.0% half-year rise in luxury apartment prices is the measurable result. Our read: this is a genuine long-term catalyst — a multi-year construction workforce first, then a permanent step-change in visitation — but a buyer in September 2026 is paying a price that already carries some Disney anticipation, for a catalyst that delivers no earlier than the turn of the decade.

The investment case and who this island suits

The case rests on three verifiable legs. Yield: 7.15% gross on luxury apartments, the highest in Abu Dhabi (Bayut, H1 2025). Demand: a tourism engine producing over 38 million visits a year with 82% average hotel occupancy, alongside a growing residential population. Catalysts: Disney, Yas Point, the Manchester City project and a possible high-speed rail stop — all announced, none delivered.

The Golden Visa strengthens the case for larger purchases. Abu Dhabi's 10-year visa requires property worth at least AED 2 million held outside a mortgage; mortgages through national banks are permitted above that equity floor — on an AED 5M property, the outstanding principal cannot exceed AED 3M. Off-plan qualifies if bought from an approved developer with at least AED 2 million actually paid to date, so a single sub-AED 2M studio does not clear the bar. Spouses and children can be sponsored.

Who it suits: yield-focused apartment investors (Yas Bay, Yas Golf Collection, Gardenia Bay); families wanting villa space in settled districts (West Yas, Yas Acres); and buyers positioning ahead of the Disney build-out with a five-year-plus horizon. Who it suits less: anyone who needs certainty on handover dates, or who would resent living beside an events calendar.

Risks and honest considerations

Handover slippage has happened here before. West Yas — an AED 3.2 billion, 1,014-villa community launched in September 2015 — was promised for end-2017 and began phased handover in June 2018: about a six-month slip from a top-tier developer in a functioning market. Current examples of date uncertainty: Yas Riva's delivery quarter differs between project sources and portal listings, and The Canopies' payment and handover terms were not officially published at the time of writing.

Supply is substantial. Yas Point adds around 1,600 homes, Manchester City Yas Residences more than 2,000, The Canopies 592, plus Gardenia Bay, the Sobha buildings and Balghaiylam's 1,743 citizen homes. Most of it lands between now and the early 2030s — broadly when Disney could open. If the park slips and the supply does not, yields compress.

Pricing already reflects anticipation: a 15.0% half-year rise in luxury apartment values is momentum as well as fundamentals, and the benchmark itself is portal-sourced rather than a registry audit. The island's headline 38 million figure counts visits, not unique visitors.

None of this is a reason to avoid Yas Island. It is a reason to buy specific units at verified prices with realistic timelines — which is the work a brokerage should do for you.

Inside Yas Island

Yas Bay

The island's southern waterfront and its densest apartment address. Etihad Arena — opened January 2021 with an 18,000 capacity, billed by its operator as the UAE's largest indoor entertainment venue — anchors a dining and leisure promenade, and the district supplies most of the island's walk-to-everything rental stock. This is the natural buy-to-let hunting ground, and the district that feels the island's 38 million annual visits most directly. Buy here for footfall and yield, not for quiet.

Yas Acres

Aldar's established golf-and-canal community on the northern side: villas and townhouses, owner-occupier weighted, with activity now mostly in resale rather than launches. That makes it the district where you can walk the street and see exactly what you are buying before you commit. It trades at a premium to launch-era pricing precisely because the delivery risk is behind it.

Yas Park Views / Yas Park Gate

Aldar's park-side pair — apartments and townhouses positioned as the island's more accessible entry points, drawing first-time buyers and smaller investors priced out of the waterfront. Both belong to the recent off-plan generation, so verify the current construction and handover status of a specific building with us rather than relying on launch-date marketing.

West Yas

The west-shore villa district: an AED 3.2 billion community of 1,014 villas launched in September 2015 and handed over in phases from June 2018 — about six months later than originally promised, a precedent every off-plan buyer on the island should know. Today it is settled, family-oriented and the island's main source of large secondary-market villas.

Yas Golf Collection

Apartments beside the island's links golf course, north of the leisure core. The district skews investor: compact units, course views and a tenant pool drawn from the island's hospitality and events economy. Its rental economics track the island's headline apartment yields more closely than the villa districts do.

Gardenia Bay

Aldar's waterfront off-plan apartment community and one of the island's current-generation launches, active in Impala's catalogue. It sits at the accessible end of the island's new supply, which is why it appears on most first-time-investor shortlists we run. Unit mixes and payment terms move release by release — quote live availability, not launch-day screenshots.

Yas Riva

Aldar's canal-front villa community, launched 4 September 2024. Launch coverage reported a sell-out within 24 hours, though we could not independently verify the reported sales figures, and delivery dates differ between project sources and portal listings — portals currently also show a later apartment phase under the same name. It is active in our catalogue; treat the handover quarter as unsettled until Aldar confirms it in writing.

Frequently asked questions

Can foreign nationals buy property on Yas Island?+

Yes. Yas Island is one of Abu Dhabi's designated investment zones, where buyers of all nationalities can own property. Purchases are registered with the Abu Dhabi authorities and transacted through licensed developers and brokerages.

Does buying on Yas Island qualify me for the 10-year Golden Visa?+

Yes, if the property is worth at least AED 2 million held outside a mortgage. Mortgages through national banks are permitted above that equity floor — on an AED 5M property, the outstanding loan cannot exceed AED 3M. Off-plan counts if bought from an approved developer with at least AED 2 million actually paid to date, and spouses and children can be sponsored.

What rental yields should I expect?+

Bayut's H1 2025 data shows 7.15% gross ROI on luxury apartments — the highest in Abu Dhabi — and about 5.46% on luxury villas. Those are gross, portal-derived figures; net returns depend on service charges, voids and management costs, which vary by building.

When will Disneyland Abu Dhabi open?+

There is no official date. Disney's parks leadership has indicated a year or two of design plus four to six years of construction from the May 2025 announcement, implying roughly 2030–2033. The site near Yas North was still in pre-construction as of early 2026, so treat any specific year quoted by a seller as speculation.

What can I actually buy for AED 750,000?+

That is the entry point of our current off-plan catalogue — smaller apartments in select launches. For context, Bayut puts the typical one-bed at about AED 1.36M, so sub-AED 1M stock is limited and moves quickly. Note that a purchase at this level does not qualify for the Golden Visa on its own.

When do the current off-plan projects hand over?+

Manchester City Yas Residences has an announced completion of 2029. The Canopies at Yas Point opened sales in July 2026 with handover terms not yet officially published, and Yas Riva's delivery quarter is unsettled across sources. Treat all quoted dates as targets: West Yas, the island's own precedent, handed over about six months late.

Is there a train to Dubai from Yas Island?+

Not yet. National rail passenger services began on 30 June 2026, but from Abu Dhabi's Mohamed bin Zayed City station, not Yas. A 150 km high-speed Abu Dhabi–Dubai line — up to 350 km/h, about 30 minutes — was announced in 2025 with operations expected around 2030; a Yas Island station appears in project materials but is not confirmed. For now the journey is by road.

Is short-term letting viable on Yas Island?+

Demand is supported by a tourism base of over 38 million visits in 2024 and 82% average hotel occupancy, with returns concentrating around the events calendar — the December Grand Prix above all. Short-stay rentals in Abu Dhabi are regulated and require the appropriate licence. We can model both long-let and short-let scenarios for a specific unit.
