Is Hudayriyat Island freehold?
Modon answers per product, never for the island as a whole. For Bashayer's apartments its FAQ says “Yes, all nationalities can purchase property in Bashayer with full ownership rights.” and for the villas “Yes, all nationalities can purchase property in Bashayer with full ownership rights.”; for Wadeem the sales presentation says "Freehold villa plots open to all nationalities". The packs for do not state tenure at all, which is not the same as saying it is not freehold.

Across the 12 published schedules: 60/40 at Nawayef Park Views; 50/50 at Nawayef Village, Bashayer and Wadeem; 40/60 at Al Naseem, Nawayef and Hudayriyat Golf Estates; 25/75 at Wadeem Gardens. The first number is paid before handover, the second at handover or completion.

What does GSA mean on a Modon floor plan?
The label Modon's brochures use for a home's total saleable area; on Nawayef Park Views plans it equals internal + balcony/terrace; the registry's 'Sold Area' matches it to within 1–3%. We define every term as Modon's documents use it.

Why does the registry count differ from what was announced at launch?
A registration reaches ADREC weeks or months after a release opens, and registration is batched, so a single month can carry a year of activity. Launch statements count what a developer says was taken on the day. They are different measures, and this hub keeps them apart.

When do the first homes hand over?
Nawayef Park Views and Al Naseem carry the earliest completion dates Modon has printed. The dates, and every community with none, are on the handovers page.

Yes: “Yamm Beach Villas”. A registry project name for which Impala holds no developer documentation; never attributed to Modon. We show it because it is in the registry, and attribute it to nobody.

What rental yield or price growth can I expect here?
None can be computed or is published: no home on the island has handed over, every one of the 5,785 registrations is off-plan, and the export contains no repeat-sale pair. Impala publishes no yield or growth figure for Hudayriyat.
