Aldar's Talay documents describe the villas and not the place they are in, so this section carries the place — from Impala's own Marsa Al Saadiyat research, compiled 12 September 2026, with the document behind each figure named under it.
Marsa Al Saadiyat is Aldar's AED 100 billion, 6.4 million sqm waterfront masterplan on Saadiyat Island, launched on 22 July 2026 as the island's final phase. Talay is the first residential release inside the masterplan.
The masterplan Marsa Al Saadiyat is, as its launch record and Aldar's own inauguration release state it. None of these figures is in Aldar's Talay documents: they describe the villas, not the place.| Masterplan | Marsa Al Saadiyat |
|---|
| Gross development value | AED 100 billion |
|---|
| Total area | 6.4 million sqm (640 hectares) |
|---|
| Waterfront | 8 km |
|---|
| Beaches | 5.6 km |
|---|
| Marina berths | up to 350 (Abu Dhabi's largest marina) |
|---|
| Target population | more than 58,000 residents |

It was called Saadiyat Marina District until launch
Marsa Al Saadiyat was called Saadiyat Marina District until launch, when the Crown Prince directed the renaming for UAE maritime heritage — "marsa" is Arabic for harbour. Buyers still search the former name, and some of Aldar’s own image alt text still uses it.
That is why this record answers to both names. Talay is the same development whichever one you searched.

An underground Etihad Rail station inside the district
An underground high-speed passenger station inside the district, within a transit-oriented development hub. The Abu Dhabi–Dubai high-speed line targets a 30-minute journey at up to 350 km/h, with a Saadiyat Island stop among its six stations. An underground station built into a residential waterfront district is a heavy engineering commitment, and it is made on expected long-term passenger volume rather than on present demand.

The risk here is supply and competition, not the developer
Aldar's scale, backlog and profitability make developer failure remote. The pressures are different ones: Marsa Al Saadiyat's own later phases will compete with its first, which is what Talay is; other Saadiyat releases will keep coming; and ADREC's pipeline points to a large volume of new stock across the emirate before this district is finished. An early buyer should also expect to live beside active construction for years.
- Additional homes expected across Abu Dhabi by 2030: around 71,000
- Share of that incremental supply from six districts, Saadiyat among them: 77%
- Units under construction on Saadiyat Island: around 3,250

Talay against the established Saadiyat Island villa market
Knight Frank puts Saadiyat Island villas at AED 26,500 per sqm for the year to June 2026. Dividing each Talay from-price by the gross saleable area Aldar prints gives AED 26,892 at 4 bedrooms (+1.5%), AED 26,632 at 5 bedrooms (+0.5%) and AED 27,302 at 6 bedrooms (+3.0%) against that figure. Knight Frank's is an average, which a few branded ultra-prime sales pull upward; Impala's figure of record for a typical sale is the ADREC registry median, set out on the Marsa Al Saadiyat prices page.
Each Talay rate is Impala's own arithmetic — Aldar's from-price divided by the gross saleable area Aldar prints — set against Knight Frank's Saadiyat Island villa rate for the year to June 2026. Aldar publishes neither the division nor the comparison.| Villa | Per sqm of GSA | Against Knight Frank |
|---|
| 4 bedroom | AED 26,892 | 1.5% |
|---|
| 5 bedroom | AED 26,632 | 0.5% |
|---|
| 6 bedroom | AED 27,302 | 3% |
|---|
Impala also holds 10,954 registered Saadiyat Island sales from ADREC, covering 31 January 2019 to 8 September 2026. They are aggregates — no individual transaction is published — and they are what Impala checks an island rate against, rather than a portal asking price.

Saadiyat Island, the area guide — The district Talay sits in, the museums, the beaches and what each part of the island is. The district's own figures are written up there rather than repeated here, and what is built on the island is separated from what is still an announcement. This record carries Talay, as of 18 September 2026.
