Marsa Al Saadiyat
Prices & payment plans
One release is priced: Talay, from AED 13.5M. For the rest of the district, here is the evidence that actually exists.
Aldar has priced one release at Marsa Al Saadiyat: Talay, from AED 13.5M. Everything beyond it is unpriced: no starting price, no price per square foot, no payment plan.
That is the accurate answer as of 24 September 2026, and it is not the answer most pages ranking for this question give you. The figures you will see elsewhere for the rest of the district have been worked back from other Saadiyat projects. They might land close. They are still not developer pricing, and they are not a basis for a reservation or a mortgage decision.
So rather than add another guess, this page gives you the two things that genuinely exist: what property on Saadiyat Island actually registers at, and how Aldar has priced and structured its recent launches on the same island.
Not released by Aldar, as of 24 September 2026 ยท Beyond the Talay development (Talay and Talay Beach)
- Starting prices, for any typology
- Price per square foot or square metre
- Payment plan or instalment structure
- Expression-of-interest amount or refund terms
- Unit sizes and square-footage schedules
- Floor plans
- Release dates for anything after Talay
- Handover or completion dates
- Service charge rates
- Rental yield or return projections
Talay Beach, Talay's sister collection: sizes, plot areas, floor plans and a Q4 2030 handover are published; prices, payment plan, bedroom split and release date are not.
We will publish every one of these the day Aldar releases it, and not before.
What Saadiyat Island actually costs
These are registered transactions, not asking prices and not launch price lists โ sales that completed and were recorded with the Abu Dhabi Real Estate Centre. It is the closest thing to hard evidence available for the parts of Marsa Aldar has not yet priced.
Median registered rate by project, 2026 to date
One island, one year, a 6.7ร spread.
Every bar is a Saadiyat project with at least 20 registered sales this year. The range runs from 13,123 to 87,904 per square metre. This is why an island-average price cannot tell you what Marsa will cost โ the band a project sits in matters far more than the island it sits on.

The median registered apartment rate moved from 18,531 per square metre in 2019 to 39,071 in 2026. 2026 is partial, running to 2026-09-08, and a median moves with the mix of what happened to sell as well as with price โ a year heavy with branded launches reads higher for both reasons.

Off-plan stock registers well above ready stock on Saadiyat. That gap is the premium buyers are paying for new, branded and waterfront product rather than a discount for waiting โ worth understanding as each Marsa release is priced, because each one prices as new off-plan product, as Talay, the first, already has.

Checked against an independent source
Knight Frank, a commercial research house, puts the average Saadiyat apartment transaction at AED 43,100 per square metre for the year to June 2026. Over that same twelve months the register holds 2,036 apartment sales at AED 41,997 per square metre by total value over total area โ 3% apart, from two unrelated sources. That is close enough to trust the order of magnitude, and it also tells us something useful: Knight Frankโs โaverageโ behaves like a value-weighted average, not a median. Our simple mean over the same window is 37,208, 14% below them.
The villa figures, and why they look further apart
Knight Frankโs villa average is AED 26,500 per square metre, against a registry median of 17,265 across 259 villa sales. Read as a like-for-like comparison that looks like a wide disagreement. It is not one: it is the distance between a median and an average on a distribution with a very long tail. On the same window our simple mean is 23,539 and our value-weighted rate is 30,113. Knight Frankโs figure falls between the two โ 13% above our mean and 12% below our value-weighted rate.
The tail has a name. 24 primary registrations at Four Seasons Private Residences and Faya Al Saadiyat are 9% of villa sales on the window but 46% of villa value, at a median price of AED 90.6 million and about 51,004 per square metre. Set them aside and the median, mean and value-weighted rate all converge between 17,026 and 21,877. We do not publish that trimmed figure as the answer, because deciding which branded projects stop counting as villas is exactly the kind of judgement that makes a number unfalsifiable.
One thing it is not: a plot-versus-built-up-area problem. Every rate here is struck on ADRECโs sold area, which is built-up area. Recomputed on plot area the villa median falls to 11,981 per square metre โ further from Knight Frank, not closer. We quote the median throughout because it is the figure a single purchase is most likely to resemble. The registry is our figure of record; Knight Frank is a check on it, cited through the newswire that carried it rather than the firmโs own site.
Registry figures: ADREC registered transactions, Al Saadiyat Island, 1 July 2025 to 30 June 2026. Rates struck on ADREC sold area, which is built-up area rather than plot area. Rows with no sold area and nominal AED 0/1 transfers are excluded.
What other Saadiyat projects actually sold for
These are different projects, and they are registered sales rather than advertised prices. They tell you the price bands this island genuinely transacts in โ nothing about what Aldar will ask for the rest of Marsa beyond Talay, on which Aldar has made no statement.
We have deliberately not filled this table from a property portal. Portal figures are asking prices for whatever happens to be listed; these are prices people actually paid, recorded by the registry.

ADREC registered transactions, Al Saadiyat Island, 2019-01-31 to 2026-09-08. Projects with at least 20 registered sales in 2026. A median price reflects the mix of unit sizes that sold, so a project of large units reads high on price and may still sit mid-table on rate.
On payment plans
Aldar has published one payment plan at Marsa Al Saadiyat so far, for the Talay collection: 50/50, half through construction and half on handover, with the dated schedule on our Talay record. Talay Beach, its sister collection, has none published yet, and for the rest of the district Aldar has published none. Its Abu Dhabi launches generally follow a familiar shape โ a deposit on signing, instalments through construction, and a final tranche at handover โ and that is a reasonable expectation rather than a commitment.
We are not listing specific splits from Aldar's other projects here. Those circulate through listing portals and broker pages rather than developer releases, and quoting a precise ratio from an unofficial source is the same mistake as quoting an invented price, just in a form that looks more harmless.
How to get the real price list
Aldar releases pricing to registered buyers and broker partners at or shortly before launch โ Talay's reached broker partners shortly before its sale opened on 23 September 2026, and later releases will follow the same pattern. The practical steps are unglamorous and they work: register your interest before the release so you are on the distribution, decide your ownership structure and budget in advance, and get mortgage pre-approval in place if you are financing, because allocation at a Saadiyat launch is decided in hours rather than weeks.
We publish each Marsa release's prices, payment plan and unit sizes here the day Aldar issues them, as we did for Talay. Until Aldar prices a later release, this page will say it has no price, because it has none.
Frequently asked questions
What is the starting price at Marsa Al Saadiyat?+
For Talay, the first release: 4-bedroom villas from AED 13.5M, 5-bedroom from AED 15.5M and 6-bedroom from AED 17.2M. Talay Beach, its sister collection, is not priced yet. Beyond these two, Aldar has not released pricing for any typology at Marsa Al Saadiyat, and any "from AED" figure published elsewhere for the rest of the district is extrapolated from other Saadiyat projects, not issued by the developer.
What is the payment plan for Marsa Al Saadiyat?+
The Talay collection (167 villas) is on a 50/50 plan: half through construction, half on handover, with the dated schedule on our Talay page. Talay Beach, its sister collection, has no published plan, and for the rest of Marsa Al Saadiyat Aldar has published none. Its Abu Dhabi launches generally follow a familiar shape (a deposit on signing, instalments through construction and a final tranche at handover), but that is an expectation, not a commitment.
How much does property on Saadiyat Island cost?+
Across 10,954 transactions registered with ADREC between 2019-01-31 and 2026-09-08, the median apartment rate on Saadiyat Island in 2026 is AED 39,071 per square metre, or about AED 3,630 per square foot. The range is wide: individual projects this year register between roughly AED 13,123 and AED 87,904 per square metre.
When will Marsa Al Saadiyat prices be released?+
Aldar made Talay's prices public when Priority Pass sales opened on 23 September 2026; broker partners had them in the launch material shortly before. Aldar has published no dates for later releases; pricing is normally released to registered buyers and broker partners at or shortly before each launch.
Is it safe to rely on Marsa Al Saadiyat prices quoted on other websites?+
No. Where a price is quoted for a project the developer has not priced, it has been derived from comparable stock. It may turn out close or far off, but it is not developer pricing and should not be used to plan a purchase or a mortgage application.
