Wadeem Gardens is Modon's villa community on Hudayriyat Island, Abu Dhabi: three gated clusters of 4-, 5- and 6-bedroom villas, each offered with a choice of Contemporary Arabic or Modernist facade. Modon's factsheet of 14 September 2026 gives built-up areas of 430, 510 and 591 sqm on plots of 532, 630 and 720 sqm, from AED 8.7M, AED 10.2M and AED 11.6M. Two payment plans are published on Modon's v19 sheet: 45/55 without finance, and 25/75 with ADIB finance. Both pay 45 per cent before a 55 per cent balance in June 2031 — on the finance plan, 75 per cent of the price is ADIB-funded rather than deferred. Residents get a 2.3 km landscaped spine, an arena, six clubhouses, a waterfront promenade, retail and dining, two international schools, cinemas, healthcare centres and an office park. Modon has not published a handover date or floor plans; each layout below shows Modon's render of that villa and facade instead. Every figure here is taken from Modon's own documents and dated.
