Reading this pack honestly

Golf Estates has a broad product range and a narrow pack. The factsheet and the brochure name the lines, give their sizes and print a from-price for each, and they stop there. No line carries a handover date — not a month, not a quarter, not a year — and the last dated instalment of the payment schedule is the closest thing to one. This page does not promote that instalment into a handover, and neither does the answer in the questions below.

The rest of the gap is set out on the not-published list above, and it is wide. Modon has not published a total unit count, or the phase structure beyond the first phase, or plot dimensions and orientation for any unit. It has published no floor plans for the Range Villas, the Golf Homes or either Townhomes line, and no specification — bathroom counts, finishes, appliances, lifts, garages — outside the two six-bedroom lines. Tenure is not stated, eligibility by nationality is not stated, and neither the service charge nor the company that will manage the community appears anywhere in the pack.

Most striking for a community named after a golf course: the course itself is undocumented. The pack names no designer and no operator, gives no par and no length, and says nothing about membership, about whether residents may play, or about how access to the clubhouse would work. Those are questions we put to Modon rather than answer for it.
