The factsheet prints no handover word for Wadeem Gardens: its final instalment falls at Month 54, and we never turned that into a handover date. Modon's own website does state one — Q2 2031, which is the quarter that instalment falls in — so the date above stands on Modon's site rather than on arithmetic of ours. The site also states tenure. Service charge is still unstated, and nothing is carried across from Wadeem — the design code that governs the Wadeem plots does not apply here.

Reading this pack honestly

Wadeem Gardens is the most recent record in this cluster and the thinnest, and the honest description of it is a factsheet and a payment plan rather than a documented community. That is not a complaint about the pack — it is what a pack looks like within weeks of a launch — but it does mean this page is shorter than its neighbours by necessity, and that most of what a buyer would want to know sits on the not-published list above rather than in a table on this page.

Start with the product. Modon does not print how many villas there are, how they are grouped into clusters, or what those clusters are called. There is no plot plan, there are no floor plans and there is no specification, so the from-prices and the plot and built areas on the factsheet are the whole of the published product. The pack carries no render either: the images on this page are the factsheet's own, and no further price list exists behind the from-prices.

Then the dates. The schedule counts in months from a start Modon does not name, so there is no stated launch date and no stated handover date anywhere in this pack. One instalment carries a calendar date, and reading the remaining months back from it is how the schedule is placed in time — our inference, labelled as one wherever it appears on this page. Nothing here turns a payment month into a handover promise, and the handovers page records this community as undated rather than guessing for it.

Then the contract. Tenure is not stated, and it is never carried across from Wadeem: a freehold statement that exists for the plots next door is a statement about the plots next door, not about a finished villa here. Service charges are not stated. The design controls that govern what may be built on a Wadeem plot do not apply to a house Modon builds and sells complete, and Modon has published no design controls of its own for this community. Modon does state that the final payment is subject to off-plan mortgage approval — but how that approval is obtained, and what happens if it is not, is not set out.

Nor does the pack say whether the amenities it lists sit inside the community or belong to the wider district, which is why the list on this page carries that caveat instead of an answer.
