These are registrations, not sales: each row is the moment a transaction was registered with the Abu Dhabi Real Estate Centre, which is neither the day it was agreed nor a transfer of a finished home. Primary registrations record the developer's list price as registered, assignments are off-plan contracts passed to a new buyer, and rates carry their basis — per sqm of registered saleable area, per sqm of land for plots.

The earliest Bashayer villa release registered sizes its brochures never describe: its 365.31 sqm group (58 registrations), 576.49 sqm group (38 registrations) and 1,021.03 sqm group (13 registrations) sit under one registry name; the largest of them, at 1,021.03 sqm, matches no villa in any Modon document we hold.
It also carries Bashayer Residences phases the packs do not document, Nawayef Homes sizes no brochure describes, and one name — Yamm Beach Villas — attributed to nobody, because we hold no Modon documentation for it. The largest single registration sits in the 90–100mADREC registry · to 8 September 2026 · computed by Impala band, against the registry name Nawayef West A at 3,484 sqm of registered area; its exact price and date stay unpublished, because one registration is a person, not a statistic.

A rate is the registered price divided by the area ADREC records — saleable for homes, land for plots. Nominal transfers, whose rate falls far below the primary median for the same project and layout, are excluded from price and rate statistics and kept in the counts. An off-plan buyer transfers their contract to somebody else before the home exists. ADREC records it as a registration of its own, so it sits in these totals beside the primary ones, and every figure says which it counts.
They measure different things: a launch figure is what the developer says it placed on the day, while registrations arrive at ADREC over the months that follow. The lag table shows the gap in days.

No. Nearly every registration here is a primary registration of the developer's own list price, so a median describes what Modon charged for that layout. Medians print only at 20 registrations or more, and the middle-half range at 30.
Because the area underneath the rate differs: a villa's is registered saleable area, a plot's is land. One axis would read cleanly and mean nothing, so every rate is labelled with its own basis.

When a new export is obtained: one script rebuilds every figure, and the coverage and review dates move with it. Nothing here refreshes automatically from a portal feed.
None can be computed: no home has been handed over, every registration is off-plan, and the export holds no repeat-sale pair — no rent to divide, no second price to compare. Impala publishes no yield and no growth figure for Hudayriyat Island.
